The Everbuild 450 Builders Silicone Sealant is a premium quality, low modulus, neutral cure silico...The Everbuild 450 Builders Silicone Sealant is a premium quality, low modulus, neutral cure silicone sealant designed for a wide range of construction and sealing applications. It adheres to virtually all substrates, both porous and non-porous, without the need for priming. This sealant conforms to ISO 11600 class: F 25LM and BS5889 standards. It is formulated as a high viscosity grade for excellent tooling properties, curing quickly to provide a permanently flexible, high strength, waterproof seal. The low dirt pick-up is particularly beneficial for uPVC applications. It offers excellent flexibility (± 50%), high resistance to plasticiser migration, and superior external weathering properties. Ideal for perimeter pointing around uPVC and wood window frames, sealing and adhering to uPVC, plastic trims, and components. Suitable for expansion joint sealing, weather sealing, joint sealing to pre-formed panels, sealing soft metals like lead, copper, and zinc, general glazing, draught proofing, repair work over existing sealant, glass-to-glass and glass-to-aluminium sealing, and roof weather sealing applications. Available in a 310ml cartridge.

FAQs
What is the cure time for Everbuild 450 Builders Silicone?
The sealant skins over in approximately 15-30 minutes and fully cures within 24 hours depending on bead size and environmental conditions (temperature and humidity).
Can I paint over this silicone sealant?
Everbuild 450 is designed to be a non-paintable sealant. For areas requiring overpainting, consider a neutral cure silicone sealant specifically formulated for paintability.
What is the difference between neutral cure and acetoxy cure silicones?
Neutral cure silicones have a mild odor and are safe for use on most materials, including sensitive ones like metals and uPVC. Acetoxy cure silicones have a strong vinegar-like odor and can corrode certain materials.
What is the joint movement capability?
This sealant has a joint movement capability of ± 50% of the joint width, meaning it can stretch or compress by up to half of its original width without failing.
Does it require a primer?
No, typically no primer is required as it adheres to virtually all porous and non-porous substrates.
Can I use this for interior bathroom sealing?
While it forms a waterproof seal, it's not specifically formulated with anti-fungal properties. For bathrooms, an anti-fungal silicone sealant is generally recommended to prevent mold growth.
What surfaces is it NOT recommended for?
Avoid use on surfaces that may bleed plasticisers or on contact with bitumen, asphalt, or certain rubbers, as these can affect adhesion or cause discoloration.
Troubleshooting
Sealant not extruding smoothly
Ensure you are using a high-quality sealant gun. The high viscosity of this product may require more force than standard silicones.
Poor adhesion to surface
Verify the surface was properly cleaned, dried, and free from contaminants like dust, grease, or old sealant. Ensure no primer was required for that specific substrate.
Sealant remains tacky after application
Check environmental conditions. Ensure adequate ventilation and that the temperature is within the recommended application range (typically 5°C to 40°C). Curing can be slower in very cold or humid conditions.
Tooling leaves an uneven finish
Tool the sealant immediately after application. Use a damp tool or finger dipped in soapy water for a smoother finish. Practice on a scrap surface if needed.
Pros and Cons
Pros
Excellent adhesion to a wide range of materials.
Provides a highly flexible and durable waterproof seal.
Low dirt pick-up is beneficial for aesthetic applications like uPVC.
Suitable for use on sensitive materials due to neutral cure.
Resists external weathering for long-lasting performance.
Cons
High viscosity may require more effort to extrude from the cartridge.
Requires a specific type of sealant gun for optimal application.
Neutral cure can sometimes lead to slower cure times compared to acetoxy silicones in certain conditions.
Setup, Compatibility & Care
Setup:
Ensure the surface is clean, dry, and free from dust, grease, and old sealant.
Cut the nozzle tip at an angle to achieve the desired bead size.
Puncture the inner seal of the cartridge.
Load the cartridge into a high-quality sealant gun.
Apply an even bead of sealant, holding the gun at a consistent angle.
Tool the bead immediately using a wet finger, spatula, or tooling tool for a smooth finish.
Remove excess sealant with a damp cloth.
Compatibility:
Substrates: Adheres to most common building substrates including glass, aluminium, uPVC, painted wood, brick, concrete, and most plastics. No primer is typically required.
Metals: Safe for use on soft metals like lead, copper, and zinc.
Existing Sealant: Suitable for application over existing sealant, provided the surface is clean and sound.
Care:
Clean tools and any excess uncured sealant immediately after application with a damp cloth or appropriate solvent if necessary.
Once cured, the sealant can be removed mechanically or by using a silicone sealant remover.
Store cartridges in a cool, dry place away from direct sunlight.
